A GUIDE TO RENTING TENANCY INFORMATION
APPLYING FOR TENANCY
Prior to submitting an Application for tenancy you will be required to view the property you are applying for.
When you wish to rent a property with Roberts Rentals, you will be asked to fill in an Application Form. In filling out this form you will be asked to identify yourself by way of photo identification.
You will be required to supply information about where you have previously rented, and in most cases a rental reference will be required. You will also need to supply a current Credit report that will accompany your completed Application Form.
Tasmanian Credit Reports can be obtained from Tasmanian Collection Services who have offices throughout Tasmania. Interstate Credit Reports can be obtained from BayCorp Credit Advantage, telephone 02 94646000 or 02 99517880.
Once your completed Application has been reviewed and the information presented confirmed, you will be contacted by our office whether your application for tenancy is successful or not.
COMMENCING YOUR TENANCY
Once your Application has been approved by both the Agent and in some cases, the property owner, there is certain documentation that must be completed to commence your tenancy.
TENANCY AGREEMENT
The Residential Tenancy Agreement (Lease) will be prepared prior to the commencement of your tenancy. Ensure you carefully read and understand this important document. The Lease details your rights and responsibilities for the period of your tenancy.
CONDITION REPORT
A Condition Report will be supplied to you at the commencement of your tenancy and is evidence of the state of repair and condition of the residential premises. You are provided with a two (2) day opportunity to review the report and either accept the condition of the property as documented, or to make additional comments of variance.
The commencement Condition Report is used for comparison at the end of your tenancy.
BOND MONEY
A security deposit equivalent to four (4) weeks rent is required to be paid prior to the commencement of your tenancy. This security deposit is retained by the Agency in a Trust Account as security for the performance of obligations under a residential tenancy agreement (lease). The security deposit will be returned to you at the finalisation of your tenancy provided all monies have been paid and the property is left in the same condition as at the commencement of your tenancy, excepting fair wear and tear.
KEYS
At the commencement of your tenancy you will be provided with a set of property keys. Our Agency will also retain an access key to the property.
DURING YOUR TENANCY
INSURANCE
We urge you to take out an insurance cover over all of your personal possessions. This is not the responsibility of the property owner.
CONNECTIONS
The connection of electricity, gas and telephone services is your responsibility.
Connecting Electricity
This can be done by telephoning AURORA on 1300 13 2003.
Connecting Gas
You can contact your nearest gas agent Origin Energy by telephoning 13 2462.
Connecting the Phone
For both new and existing connections, phone TELSTRA on 13 2200.
GARBAGE COLLECTION
Contact your local city Council to enquire about garbage and recycling collection days for your locality.
RENT PAYMENTS
Under the Residential Tenancy Act 1997 there are various steps that can be taken against you as the Tenant if your rent falls into arrears. By paying your rent on or before the due date at all times, you'll save on time and effort for everyone.
All rents are payable two (2) weeks in advance and payable direct into the Agency Trust Account at any ANZ Bank branch.
Other payment options available are:
- A rental bank deposit book
- RentPay
- Cheque or Money Order
- Direct Credit

PROPERTY INSPECTIONS
You can expect routine property inspections of your property to be carried out regularly in accordance with the Residential Tenancy Act 1997, this will include an inspection within 3 months after your tenancy commences.
You will be notified in writing with at least 48 hours minimum notice of any inspection due. A day and time is given when your Property Portfolio Manager will conduct the inspection and you are encouraged wherever possible to be present. However, if you are unable to be present we will gain access with our Agency spare keys unless other arrangements are made.
The purpose of these inspections is to advise the owner of the condition of the property and how it is being maintained, and to allow you to advise us of any repairs or maintenance you feel are needed.
MAINTENANCE AND REPAIRS
You should notify us of any repairs needed to essential services as soon as practicable in the case of Urgent and Emergency repairs, and within seven (7) days of the need arising with respect of general repairs and maintenance.

Water, sewerage, electricity or heating supplied to or within the premises, and a cooking stove or hot water service installed within the premises and the removal of grey water are described as essential services.
The repair or replacement of Electrical fuses, light globes, tubes or tap washers are a tenant responsibility.
GIVING NOTICE AND MOVING OUT
Your tenancy agreement is a legal contract providing protection for both you and the property owner.
If you need to vacate the property you are encouraged to contact your Property Portfolio Manager.
If you vacate after the expiry of your Residential Tenancy Agreement you will be required to provide fourteen (14) days notice in writing by way of a Notice of Termination. You will be responsible for rent until your vacate date.
In the event that unforeseen circumstances arise and you need to vacate prior to the expiry of your Residential Tenancy Agreement, contact your Property Portfolio Manager immediately so we can assist in finding another suitable replacement tenant. You will still be responsible for rental payments until another tenancy commences and there are expenses associated with establishing a new tenant that you will be responsible for.
All final inspections will be carried out after you have completely vacated the property and returned the keys to our office.
